Three more lease agreements signed in Stock-O shopping mall under construction in Klaipėda with a quarter of new premises already leased
Real estate developer Galio Group signed three more lease agreements for premises in Stock-O shopping and service mall being constructed in Baltijos Avenue in Klaipëda. The synergy with Decathlon sports goods store will be created by the first crossfit sports club in Klaipëda, and the range of interior fittings and cleaning products has also been expanded. Galio Group will complete the construction of the Stock-O shopping mall in autumn this year.
Construction of the second stage of Stock-O shopping complex in Baltijos Avenue in Klaipėda, next to Decathlon sports goods store, is just gaining momentum with six lease agreements already signed for more than 1,200 m2 of the new space under construction.
“When we completed the first phase – 10 companies opened their showrooms here – the interest in Stock-O project significantly increased, so we decided to speed up the implementation of the whole complex, finish it in autumn this year and hand over the premises to tenants in October. In the last two months alone, we signed 3 new agreements for 900 m² of space, and we are already a quarter full in the second phase. CF Nexus Klaipėda will open the city’s first professionally affiliated crossfit sports club, Šviestuvų pasaulis will join the ranks of companies offering interior goods and services, Olansija, a company offering German-made home cleaning products and cosmetics, will also move into the complex. The business community is expanding and creating a new centre of attraction in Baltijos Avenue, which itself is becoming a new axis of the city,” says Simonas Švėgžda, Head of Leasing at Galio Group.
The entire Stock-O complex will consist of 35 property units of the so-called stock-office premises with a total area of approximately 9,000 m². Galio Group’s investment in the complex will amount to around EUR 13 million, excl. VAT.
“When choosing the site for the first professional crossfit club in Klaipėda, one of the most important points for us was unconventional premises that can be tailored to a wide range of services. We are creating not only a sports club, but also a complex of wellness and rehabilitation services, where we will take full care of both professional athletes and non-professionals enjoying sports. While the first floor hosts the fitness club, the whole second floor can be used for other sports and fitness-related services. We were looking for premises in Baltijos Avenue because of the very convenient transport links and possible synergy with other sports facilities nearby, such as Klaipėda swimming pool or Decathlon. So the modern Stock-O complex was a perfect fit,” says Šarūnas Banevičius, CEO of CF Nexus Klaipėda.
The company Olansija – official distributor of the “dalli” and “Heitmann” brands for the Baltic States, will set up a retail showroom and warehouse in Stock-O shopping mall. The company decided to move to this complex primarily because of its strategic location in the city.
“Wholesale trade is our core business, while retail trade accounts for a very small part of our income and has been hampered by our poor location, where only few shoppers wander in. We were considering abandoning retail trade altogether, but when the construction of Stock-O complex started in Baltijos Avenue, we instantly spotted a chance for ourselves to consolidate the retail element. Technically, it is a real city centre, easily accessible from any spot in Klaipėda. In addition, the nearby Švyturys Arena attracts a large number of people – we will be visible here,” says Vilija Vilimienė, Deputy Director of Olansija.
At present, the premises of Stock-O shopping and service mall are leased by Karcher, Termopalas, Prenta, DND Talis, Melga, Manjana, Vipzone, BK Grupė, Lemona electronics, Techpros, Bed&Sleep, and, by the year-end, Beautyfor LT, Litnobiles and Spectra Baltic will also have their presence here.
